Didn’t build a place but when I bought my house several years ago brewing in it was a consideration.
I didn’t build from the ground up, but I did extensive remodeling to a garage/shed to make it a place to brew. AFAIC, the biggest improvement was putting in a floor drain.

BTW, depending upon the county you wind up in.
Sheds greater than 100 sq. ft. require a permit before construction.
